Welcome to Design Intentions, LLC (“Design Intentions,” “we,” “us,” or “our”). We are a home staging company based in San Diego, California, offering physical and virtual home staging services. These Terms of Service (“Terms”) govern your access to and use of our website (the “Website”) and any staging, consulting, or related services we provide (collectively, the “Services”). By accessing our Website, submitting a form, booking a consultation, or otherwise engaging our Services, you agree to be bound by these Terms. Our Services

Design Intentions provides residential home staging services, including physical staging (the rental and placement of furniture, decor, and accessories in a property) and virtual staging (digitally staged photographs of a property), along with related design consultation services. The specific scope, timeline, and cost of Services will be described in a separate proposal, quote, or service agreement provided to you before work begins.

Eligibility and Use of Website

You must be at least 18 years old to submit a request through our Website. When using our Website, you agree not to: provide false, inaccurate, or misleading information; attempt to gain unauthorized access to our systems or another user’s account; interfere with or disrupt the operation of the Website; or use the Website for any unlawful purpose or in violation of these Terms.

Proposals, Estimates, and Payment

Any proposal, quote, or estimate we provide is valid for the period stated in that document and is subject to change based on the final scope of work, property condition, and staging inventory availability. Payment terms, deposit requirements, and cancellation fees (if any) will be set out in your service agreement or invoice. Fees for physical staging typically cover the rental period stated in your agreement; extending the staging period beyond that date may incur additional charges.

Staging Inventory and Property Access

Furniture, decor, and accessories used for physical staging remain the property of Design Intentions (or its inventory partners) at all times and are provided on a rental basis only. You agree to provide safe and reasonable access to the property for delivery, installation, and removal of staging inventory, and to take reasonable care to prevent loss of or damage to staging items while they are on the property. You may be responsible for the repair or replacement cost of any staging inventory that is lost, stolen, or damaged beyond normal wear and tear while in your care.

No Guarantee of Sale or Results

Home staging is intended to enhance the visual presentation of a property. Design Intentions does not guarantee that staging will result in a sale, a particular sale price, a particular timeline to sale, or any specific outcome. Real estate market conditions, pricing, marketing, and buyer preferences are outside of our control.

Photography and Intellectual Property

We may photograph properties we stage for use in our portfolio, website, social media, and marketing materials. By engaging our Services, you grant Design Intentions a non-exclusive, royalty-free right to use these photographs for such purposes, unless you notify us in writing that you would like to opt out. All content on our Website, including text, graphics, logos, and photographs, is the property of Design Intentions or its licensors and may not be copied, reproduced, or distributed without our prior written permission.

Communications and SMS/Text Messaging

By submitting your contact information through our Website or otherwise providing your phone number, you may be given the option to consent to receive text messages (SMS) from Noemi Umanzor, d/b/a Design Intentions, including appointment reminders, follow-ups, and, if you separately opt in, promotional messages. Message frequency varies. Msg & data rates may apply. Cancellations and Rescheduling

Cancellation, rescheduling, and refund terms for scheduled consultations or staging appointments will be set out in your service agreement or confirmation email. We ask that you provide as much advance notice as possible if you need to cancel or reschedule.

Our Website may contain links to third-party websites or services that are not owned or controlled by Design Intentions. We are not responsible for the content, privacy practices, or terms of any third-party sites.

Limitation of Liability

To the fullest extent permitted by law, Design Intentions and its owners, employees, and contractors will not be liable for any indirect, incidental, special, or consequential damages arising out of or relating to your use of the Website or Services, including but not limited to lost profits or lost sales opportunities, even if we have been advised of the possibility of such damages. Our total liability for any claim arising from the Services will not exceed the amount you paid us for the Services giving rise to the claim.
